Land-record FAQ
Deed vs ownership record — what's the difference?
A sale deed is the signed contract that transfers the land. The ownership record is the ongoing record of who currently holds it. A deed proves the sale happened; the updated ownership record proves you are recorded as the holder.
What does "Banjar / Beed" land mean?
It's a land classification. "Banjar" is uncultivated / wasteland and "Beed" usually means pasture or grazing land. Such classes can carry use or conversion limits, so building or changing use may need permission. Confirm permitted use with the tehsil.
Why do public plot maps sometimes show old owners?
After a sale, the name-transfer takes time to process and sync. Until then, public plot maps may still show the previous owners even though the sale itself is complete. Always check the latest ownership record.
Why does on-ground area differ from paper area?
Records carry historical rounding, boundary shifts, or encroachment. Many deeds let the buyer withhold payment if a survey finds less land. Use the Measure tab to check the plot area against the record.
Which documents can DocSense read?
Indian land and property papers of all common types — ownership records, sale/gift/lease deeds, plot and area maps, name-transfer records, loan-check reports, allotment letters, approvals, stamp papers and fee receipts, from any state.
Can I upload a whole folder of documents?
Yes — zip the folder and upload the .zip. Every PDF / JPG / PNG inside is extracted automatically (up to 12 files), each type auto-detects, and all are read together. Then use Create listing draft to turn the set into a buyer-ready, AgriZameen-branded listing with a WhatsApp-formatted copy.
Is this legal advice?
No. It's an informational reading aid. Verify every fact against the original records and consult a qualified property professional before acting.
Can I run this on my own site?
Yes. Analysis calls an AI service — it runs directly in the Claude preview; when self‑hosted, route it through your own key or a small proxy so the key stays server‑side.
Privacy policy
What we process. To analyze a document, its contents are sent to the AI analysis service and the result is returned to your screen. Measurement (the Measure tab) runs fully on your device and sends nothing.
What we store. Nothing after you close the app — no account, no server database, no browser storage. Files stay in memory for the session only.
What we don't do. No selling data, no ads, no sharing your documents beyond the AI service needed to produce the analysis.
Your responsibility. Land papers hold personal data (names, Aadhaar, addresses). Share exports only with people who need them, and redact where appropriate.
Self-hosting. On your own domain the AI request should pass through your own key/proxy; retention is then governed by that provider.
