Who can buy agricultural land in Rajasthan?
Indian citizens from any state can generally buy agricultural land in Rajasthan — there is no farmer-only or domicile restriction like some states. Rules have exceptions, so confirm your case with a licensed advocate.
Why is every listing 'Price on Request'?
Belt pricing moves with khasra location, road access and DLC revisions, so we quote live owner-side pricing per listing on WhatsApp or call. Quoting the listing ID gets the fastest answer.
What is the minimum budget to start?
Plots in our zones start at accessible entry points that change with the market — message us your budget range and we'll show what genuinely fits, including early-stage belts like Shakun.
Can two or more people buy jointly?
Yes — joint ownership is common and the deed simply names all buyers with their shares. Decide shares before the agreement stage.
How long does a purchase take end to end?
Once you finalise a plot: agreement, duty payment and registry can move in days; mutation of revenue records afterwards takes longer and varies by tehsil workload.
Does AgriZameen charge buyers?

What documents should I check before buying?
At minimum: latest Jamabandi, Bhunaksha match on the ground, mutation trail, and encumbrance status. Our guides teach you to read each one.
What documents has AgriZameen already checked?
Each listing card shows exactly what we've seen — Jamabandi, Bhunaksha and/or mutation as per our catalogue. That's a screening layer, not a substitute for your own official verification.
What is a रहननामा and why does it matter?
It's a mortgage note recorded against land. If one exists and isn't discharged, the plot is pledged — always insist on a fresh Jamabandi before paying.
Registry is done — am I finished?
Not quite. Apply for mutation (नामांतरण) so revenue records show your name. Registry transfers title; mutation updates the record everyone checks.
How do I verify records myself?
Use the official portals — Apna Khata for Jamabandi, Bhunaksha for maps, e-Panjiyan for DLC and duty — all linked in our Records Hub — and cross-check at the Tehsil office.
NRI & Eligibility
Can NRIs or OCIs buy agricultural land?
Under FEMA, NRIs/OCIs are generally not permitted to purchase agricultural land in India, though they can inherit it. Specific situations differ — take formal advice before planning a purchase.
Can NRIs use your land-care service for inherited land?
Yes — our Land Care service (site visits, geo-tagged photo reports, encroachment watch, record reminders) is built exactly for absentee and NRI owners.
I live in another state — how do I buy remotely?
Guided video tours over WhatsApp, document copies for your advocate, and scheduled visits when you travel. Many of our buyers see the plot in person only once before registry.

How do site visits work?
Message the listing ID; we schedule a visit, walk the boundaries with you against the Bhunaksha, and show the documents on the spot. Video tours are available if you can't travel.
Do you build boundary walls and farm houses?
Yes — boundary wall/fencing with written per-running-foot quotes, and farm house development from layout to approvals to construction, with photo updates at every stage.
Can you help convert land under Section 90A?
We handle eligibility checks, DLC implications, filing and follow-up — and we'll tell you honestly when conversion is the wrong move for your plot.
Will you help me sell later?

Are the AgriZameen apps free?
Yes — the GPS Land App, Land Converter, AgriBigha, Land Map Toolkit and Land Records Hub are free on Google Play, with no sign-up for core features.
Do the apps work offline?
Core tools like the converter and toolkit work offline; map imagery and portal links need a connection.
How is my data handled?
We follow our DPDP-compliant Privacy Policy — minimal data, clear purposes, and a grievance contact that actually answers.

What is the difference between a jamabandi and a khatauni?
A jamabandi is the periodic record-of-rights extract for a village — it lists khatedars, their shares, the khasra numbers in each khata and the land class. A khatauni is the account-wise holding statement. Terminology varies by state, which is why we always ask for the record set rather than one page. Pull a fresh copy from the official portal rather than accepting a photograph from a seller.
How recent should a jamabandi be before I rely on it?
As recent as you can get, and re-pulled immediately before payment. A jamabandi from six months ago cannot show a mortgage entry, a court injunction or a mutation filed last week. We re-check the record on the day of the agreement and again before the registry appointment.
What is a रहननामा and why does it matter so much?
रहननामा is a mortgage entry in the revenue record — the land is pledged, usually against a loan. Buying over an unreleased mortgage means inheriting the lender's claim. It is released by a formal entry, not by a seller's assurance, so ask to see the release reflected in a fresh record before any money moves.
The seller has a power of attorney rather than being the recorded owner. Is that workable?
Treat it as a stop. A power of attorney authorises someone to act; it does not transfer ownership, it can be revoked, and it lapses on the principal's death. Registered sale deeds from the recorded khatedar are the only structure we work with. If a POA is genuinely unavoidable, that is a conversation for your advocate, not for us.
What is girdawari and should a buyer care?
Girdawari is the seasonal crop inspection recorded against a khasra. It is a useful cross-check: if the record shows continuous cultivation but the ground is scrub, or the recorded crop does not match the irrigation story you are being told, something needs explaining before you price the parcel.
What does बारानी or बंजड बीड mean on a listing?
They are land classes recorded in the revenue record. बारानी is rain-fed cultivable land, usually with a number indicating the grade. बंजड बीड is uncultivated or waste land. The class affects valuation, what you can realistically do with the parcel, and sometimes the duty payable — it is not a marketing label.
How long does नामांतरण take after registry?
It varies by tehsil and by how clean the file is — commonly a few weeks to a few months. Registry transfers the deed; mutation moves your name into the revenue record, and until that happens the record still shows the seller. We follow it through to the updated record rather than stopping at the deed.

What is the DLC rate and is it the price I pay?
The DLC (District Level Committee) rate is the government's circle rate for a locality. It sets the floor for valuation and therefore the minimum on which stamp duty is calculated. It is not the market price — the market can sit above it, and occasionally below. Use our stamp duty calculator for an indicative figure.
Which costs do buyers most often forget?
Beyond stamp duty and registration fee: the surcharge, deed drafting and advocate fees, the cost of pulling certified records, mutation charges, boundary survey, fencing, and — if you intend to build — conversion under Section 90A. Budget these before you agree a price, not after.
Is stamp duty lower if the buyer is a woman?
Several states, including Rajasthan, offer a concessional rate where the buyer is a woman, and there are other category-based concessions. Slabs change with state budgets, so confirm the current position at the sub-registrar rather than relying on any figure published online, ours included.
Do you charge buyers a fee?
Sending a requirement, getting a shortlist and asking questions costs nothing. Where a brokerage or service charge applies it is disclosed in writing before you commit, and we tell you which side of a transaction engages us.
Should I ever pay in cash?
No. Pay through banking channels against a registered instrument. Cash structures leave you without proof, create tax exposure, and are the common thread in most of the disputes we are asked to help with after the fact.
What are the tax implications when I sell?
Whether a gain is taxable depends on how the land is classified — 'rural agricultural land' meeting the statutory tests sits outside the capital-asset definition, while land failing those tests does not. The distance-from-municipality and population tests are specific and change. This is a question for your CA on your facts, not a general answer.

Are you a government body?
No. AgriZameen is an independent, private land-information and advisory platform, operated by Vision Global Ventures LLP. We are not affiliated with, endorsed by, or acting on behalf of any land-records department. Portal links are for convenience and every record should be confirmed officially.
Do you guarantee returns on land?
No, and you should be cautious of anyone who does. Land is market-linked and can stagnate or fall. Historic figures we publish about corridor areas are observations about the past, not forecasts, and nothing on this site is investment advice.
Can I list land that has a dispute or a pending mutation?
You can tell us about it, and we would rather know early. We will not list it as clean. Depending on the issue we either wait until the record is corrected or decline — publishing a problem parcel as verified is how platforms lose the trust that makes them useful.
What do your apps do, and do they need sign-up?
The GPS app maps and measures plots; the Land Unit Converter handles 22+ Indian units including state bigha variants; the Land Map Toolkit measures on-map and reads documents with the camera; AgriBigha generates draft documents; the Records Hub collects state portals and a stamp duty estimator. None require a sign-up to use the core tools.
