₹50+ crore Swadesh Darshan development

Sanctioned eco-tourism investment around the lake — heritage circuits, visitor infrastructure and the flamingo season that already draws crowds.

Ramsar wetland recognition

International wetland status anchors long-term conservation and tourism attention on the lake and its surroundings.

Phulera belt next door

The Phulera–Sambhar stretch shares one land market — rail hub on one side, lake tourism on the other.

Land in Sambhar — common questions

Is land near Sambhar Lake affected by salinity?

Parts of the belt carry a real salt problem that a site photograph will not show. It affects cultivation, construction and resale, and it varies field to field. Read our own caution on the Nawa salt belt and the Ramsar wetland note before committing.

Are there residential projects in Sambhar?

Schemes are marketed here. Whether one is an approved residential colony depends on the approving authority, the layout approval and a conversion order for the exact khasra. Check a scheme before you book. We are not a coloniser and do not sell approved plots.

How far is Sambhar from Phulera and Jaipur?

Roughly 6 km from Phulera in a straight line, with Phulera itself about 55 km from Jaipur. The focus belt dossier carries the full distance table.

💧 Groundwater status

Per the March-2022 state assessment reported in the Rajasthan Assembly, 219 of 302 blocks in Rajasthan were categorised over-exploited — and Jaipur district had 16 over-exploited blocks, the most of any district. Treat this belt as a water-scarce zone: confirm the parcel's block category and test the actual borewell before valuing water into a purchase.

🚆 Rail & road anchors

New Phulera Junction is a key point on the Western Dedicated Freight Corridor; station and signalling works on the Phulera–Degana section featured in 2026 updates. NH-48 (Jaipur–Kishangarh six-laning sanctioned) anchors the southern edge, and the proposed Kotputli–Kishangarh expressway is reported to route via the Rupangarh–Nawa side.

💰 Cost floor (DLC) & terrain

DLC rates rose ~10% in April 2026, and a further revision was reported in May 2026 with highway- and RIICO-adjacent areas specifically flagged — exactly this belt's profile. Check the live rate on e-Panjiyan, then estimate charges with our calculator. Terrain: semi-arid plain around the Sambhar salt-lake basin (lake ≈ 360 m above sea level); land near the lake can be salt-affected — test soil/water for cultivation plans.

DLC: reported Udaipur Kiran, 12 May 2026. Elevation: published Sambhar Lake figure (approx.).
