Partition — meaning

Division of a jointly held holding into separate shares, recorded in the revenue records.

A joint khata means several people hold undivided shares in the same land: nobody owns a particular corner until the holding is partitioned (batwara, बँटवारा). Partition turns those shares into separate, identified holdings, each with its own khata — by agreement among all the co-owners, recorded through the revenue department, or, when they cannot agree, through the revenue courts. Until it is recorded, a co-owner can sell a share but not a marked piece of the land. If you are buying part of a joint holding, ask whether a partition has been recorded before you pay.
