कब्ज़ा
Physical control of land. Strong in practice, but not proof of title on its own.
Possession (कब्ज़ा) is who actually holds and uses the land — cultivating it, fencing it, living on it. A buyer should receive possession along with the registered sale deed, and possession carries weight in practice. But it does not prove title: the registered deed, the mutation and the jamabandi show who owns the land, and the person in possession may be a co-owner, a tenant, a licensee or an encroacher.
