Danpatra
दानपत्र
A registered gift deed — the instrument by which land is transferred without consideration, most often within a family. Because it is a registered instrument it can ground a mutation and forms a link in a title chain, but it attracts its own stamp treatment and can be challenged on the usual grounds affecting any transfer, including capacity and the position of other heirs. A gift within a family does not extinguish the rights of heirs who were not party to it.

Decree

An order of a competent court determining rights, capable of grounding a mutation.
Deemed approval

A provision treating an application as provisionally approved if no order issues within a set period.
Defect liability

The promoter's obligation to rectify defects notified within five years of handover.
Development obligation
विकास दायित्व
Roads, drainage, water and power required by the layout approval, which must be completed.
Development on own account

Acquiring land, obtaining approvals, building and selling or letting — carrying land, approval, construction and market risk together.
Disbursements

Record fees, travel and authority charges, priced separately and transparently from the professional fee.

The recorded release of a mortgage once the debt is repaid.

DLC rate

The District Level Committee benchmark valuation for land in a locality and category, used as the floor for computing stamp duty. Duty is charged on the higher of the actual consideration and the DLC value, so declaring a price below the benchmark saves nothing. The schedule prices a locality and a category; it does not price a parcel, and it is blind to access, shape, encumbrances and title quality.

Unculturable land, always qualified by what occupies it — hill, path, pond, habitation, burial ground.

A tenant without khatedari rights; transfer is restricted and khatedari may accrue on conditions.

गिरदावरी
The seasonal crop inspection recorded by the Patwari, who walks the fields and notes, khasra by khasra, what is actually growing and who is cultivating. It is treated as an agricultural statistic and is in fact the closest thing the revenue system has to a running record of possession. It also drives eligibility for crop loss compensation, insurance and agricultural credit, which is why entries are sometimes contested.

The cluster of villages forming one Patwari's jurisdiction.

10,000 sq m = 2.4711 acres. The unit used in Rajasthan revenue records.

The cost of carrying a project across the period between capital outflow and revenue; the most underestimated cost.
